We have a stunning rustic barn which has been designed and handcrafted with weddings in mind. This offers panaromic views over the lake and grounds. However, we also offer the benefits that you usually can only find at hotels such as accommodation on site, large secondary indoor spaces, a permanent bar with draught beers and a full catering kitchen.

We offer a choice of 6 high quality caterers so that you can find the ones that match your style and vision for your special day. We provide a simple pricing model to allow you to really flex your budget to suit your preferences without the tie in of pre-defined packages.

We are a family run venue that has set out to create a unique venue that also reflects modern times. We provide the option for you to webstream your ceremony to evening guests or people who cannot make your day. Our own dedicated internet line ensures we have high speed connectivity and wi-fi so your guests can upload their photos of the day there are then. We have a PA system that can be controlled from a mobile for ceremony music and readings, and you can even run your music from your own playlists.

If you are interested in hosting your wedding day here at Brookfield Barn, then we will temporarily hold a specific date for you for 10 days. After that a 50% deposit is required to secure your date, at which point we also encourage all our couples to have taken out simple wedding insurance (typically costing from £80!) to cover all parties should unforeseen circumstances lead to a change in plans down the line. The final balance for the hire is due 8 weeks before the day.

We will put you in touch with our list of caterers so you can start the process of selecting the right one for you (and enjoying a tasting with them!). Your caterers play a key part in the running of your day at Brookfield Barn, as they work with both yourselves and ourselves to ensure you can focus on enjoying yourself. Also remember to let us know who you choose for your other suppliers so the caterers can co-ordinate with them.

As the evening approaches and the caterers have finished serving your food, they will hand over control to our professional and experienced bar staff, who will see the day through to its conclusion and help ensure everyone gets home!

Our whole family is based on site so there is always someone on hand for any questions in the build up to your day. We pride ourselves on ensuring that no stone is left unturned to make sure your day runs as smoothly as possible.

Yes - you have the entire venue for the whole day. If there is an event the day before, the barn and grounds can be set up from early in the morning, with the bar available for finishing touches once breakfast has finished. Otherwise you are more than welcome to set up the night before. No other guests outside your party will be booked into the B&B rooms should you not take them all.

Our licensed capacity is 138 in the barn (or outside ceremony area) and it can sit this comfortably both for the ceremony and in a round table format with or without a straight top table for meals (we designed the size of the barn around round tables!). We can accommodate an additional 62 guests in the evening (evening capacity of 200).

We of course hope that you will have a beautiful day for your wedding. But you do not need to be anxious about the weather. The barn is linked to the main building where the contemporary bar and lounge space can easily accommodate your guests whilst the barn is being "turned round" between different parts of your day. So there will be no huddling under umbrellas!

The view out over the lake and grounds is lovely throughout the year, meaning Brookfield Barn is the perfect venue for all seasons - plus the barn benefits from underfloor heating for the colder months!

Our check out for rooms finishes at 10am after breakfast is served in the bar. Accordingly we would recommend that your main guests do not arrive before 11:30am to allow the bar to be properly set up. Otherwise its down to you to co-ordinate with your chosen caterer and the registrars to plan your day as you wish.

Brookfield Barn welcomes equal marriage legislation and we are looking forward to many same-sex enquiries and weddings. No - we have set out to make things as simple as possible and allow our couples to flex and manage their budget as they want. We don't believe in pigeonholing your day into a particular price per head package.

Our venue is provided on a simple hire cost basis and then your chosen caterers and other suppliers will quote according to guest numbers. If you want to work out an equivalent its a simple case of dividing our hire charge by your guest numbers and adding on the typical catering costs as can be found on the catering page. Remember we don't charge corkage for table wine so factor this into cost per head comparisons!

We pride ourselves on having no hidden extras. We also do not charge our catering (or indeed any supplier) commission to support your day - so you can be assured you are getting a true quote and the best value.

Put simply, the hire charge includes the exclusive hire, tables and chairs and bar staff for the day. We also do not charge corkage for welcome drinks and wine with the meal.

The cost of table linen, crockery, cuttlery, glasses, waiting staff etc will all be included in the price provided by the caterers.

The bridal prep room and Honeymoon suite for preparation / your honeymoon night is also included in the hire price if you are using it. The remaining 6 B&B rooms are available at our standard rates for your guests (including breakfast).

Our free extras are literally that. Whether you want to make use of our wedding website offering, live stream your ceremony or speeches or use our PA / music / karaoke system for your evening entertainment, its all at no extra cost.

Golf is free for wedding guests on the day should the groom or guests fancy a round beforehand.

A 50% non refundable deposit is required to secure your date. We will hold a date for 10 days after a viewing until the deposit is paid. We also require that all our couples take out wedding insurance which ensures that we are all covered in case of unexpected events causing your day to subsequently be postponed.

Yes - the barn is licensed for civil ceremonies for up to 138 guests. We can also offer an outdoor ceremony option by the lake at no additional cost. Your decision on whether to hold your ceremony inside or outside can be made right up to the morning of the wedding.

Yes - our outside oak "Gazebo" is fully licensed and has a stunning backdrop as you look down along the lake - please see the pictures in our gallery. We also allow you to make your indoor / outdoor decision up to the morning of your wedding so no need to play at guessing the British weather (or your mood....).

The space is designed to take the same number as the barn - so 138 for ceremonies

No - we do not charge any extra if you want to hold your wedding ceremony at our venue, either in the barn or alongside the lake. However please note you will need to pay the relevant registrars fees to the Council depending on the day of the week you are getting married. Details of the fees can be found here on the West Sussex County Council site.

If you want a civil ceremony at Brookfield Barn, you will need to check the registrars are available on your date and at your desired time. We strongly recommend you book them as soon as possible once you have confirmed your date with us. Further details on how to do this can be found here on the West Sussex County Council website.

The Holy Trinity Church in Lower Beeding is just a couple of minutes drive away from Brookfield Barn. They welcome wedding services from outside the Parish, so please contact Revd Dr Mark Betson if you are looking for a church ceremony with a reception to follow at Brookfield Barn.

Yes - we have a dedicated Prep room complete with shower, large mirrors, make up director chairs set up for just this purpose. Its perfect for you and your bridesmaids to enjoy getting ready together.

This room is ready for you to use from 9am in the morning - and it can be released earlier in certain circumstances. You are free to use this room whether you are having a Civil Ceremony at Brookfield Barn or a Church ceremony.

Before you leave for your ceremony we simply ask that you stack your belongings into the crates provided or your own cases so that we can move them through to the Honeymoon room for you. The room is not available for use after the ceremony but the Honeymoon suite includes a prep room lounge for on the day touch ups!

If there is not an event on the day before your wedding, then the rooms may be are available for booking the night before. Please let us know if you are interested in this and we will discuss feasibility / costs. There are a number of factors we have to take into account so even if there is not an event on it may not be possible.

Unlike most barn venues we are able to offer 6 B&B bedrooms for use by your close family and friends at the venue. There were all renovated at the beginning of 2015 to include new modern ensuites, oak furniture and Hypnos mattresses. There are 4 double rooms, each with a king sized bed and 2 twin rooms.

One of our double rooms has a small separate adjoined room that can take a wooden cot or small bed for a toddler which we provide at no extra charge.

One of the twin rooms is located on the ground floor and has been refurbished for use if required by a disabled guest.

Beyond our own rooms, we have good relationships with a number of other accommodation providers in the area from small B&Bs, chain and boutique hotels, so we have a comprehensive list to suit all budgets and tastes.

Yes - the Aylesbury Suite, encompasses both an entrance lounge complete with relaxing sofa and a honeymoon room with a super king sized bed with Hypnos mattress. It enjoys stunning views out across the grounds - and what's even better is that it is all included for the night in the hire price

We have partnered with a range of experienced catering suppliers from which our couples can choose their preferred option.

We have chosen these catering suppliers not only for their high quality delivery and reputations but also to ensure that our couples have both a wide choice of food, approaches and styles.

We would like to stress that we do not take any commission from our caterers and in exchange for that we can ensure that they are driven to provide our couples with the best possible pricing and ensure they treat our commerical kitchen as their own.

All of our caterers will happily discuss your requirements and likely costs either in advance of, or after booking your day at Brookfield Barn.

Unfortunately we cannot allow other catering suppliers outside of our preferred caterers list. This is primarily to ensure we can manage and maintain our standards and in particular our 5* Environmental Health rating in the kitchen.

Yes - you are welcome to use your own suppliers for all other elements of your day. To make life easier for you, we have created a list of suppliers which can be viewed in our couples portal. These are all suppliers who we have spent time understanding their offering and standards and we think reflect the quality of what we offer at Brookfield Barn. But the list is far from exhaustive and there are some fantastic other people out there and we always look forward to discovering new styles, approaches and suppliers.  Or you may want to use family or friends for that special personal touch or to help keep costs down.

All we do ask is that you keep us informed of who you will be using on your day for various elements so we and the caterers have their contact details for any last minute mis-haps or emergencies so you can focus on enjoying your special day.

We do not charge corkage should you want to supply your own welcome drinks or wine for your meal. So if you have a favourite wine you wish to have, or want to do a "France run" you can source the wine yourselves. Your caterers will include a small charge in the price they quote to cover the cost of glasses and service for your welcome drinks and wine.

However we also offer very competitive prices and a range of options for welcome drinks and a strong wine list.

We are not able to allow evening drinks to be purchased and brought in by yourselves - but all bar staff are included in the hire price and our bar prices are less than all the pubs around.

Yes - we have a permanent bar and offer draught lagers, beers, Guiness and cider, a wide range of spirits, soft drinks, wines, champagnes and more.

The cost of bar staff is fully included in your hire price and we will staff the bar according to your plans for the day. We are happy to run the bar as a paid bar, or to run an open bar either all night, or up to a pre-set limit or a tab for certain types of drinks only.

We recognise its important for you that your guests do not feel they are paying over the odds prices at the bar. We pride ourselves on ensuring that our bar prices are lower than you will find in the local pubs around. Our price list does not vary between non-wedding and wedding days and we will happily share it with you!

Last orders are at 11:15 pm with the bar closing at 11:30pm. All guests not staying the night need to have left by midnight.

We have a range of draught beer, lagers, cider and Guiness available along with a good selection of spirits, wines, champagnes, soft drinks and bottles - all of what you would expect to find at a good pub!

If you have a particular tipple - whether it be a flavoured gin, vodka or soft drink - that you and your family and friends enjoy or means something special to you, then we will do all we can to source this for you. We are a free house so are not tied to a particular supplier. Obviously for more obscure requests we may require some guarantee on volumes.

Should you want real ale, we enjoy a close relationship with the award winning micro brewery, Kissingate, which is located just down the road from us - we have real ale pumps set up and ready.

We are able to cater for both bands and DJs for your evening music entertainment, which is best located in the barn.

However if you are looking for something different or to flex your budget, we have our own set of speakers together with simple but effective lights to allow you to provide your own music entertainment. You can either put your playlist on a USB, load it onto a CD, or stream it from playlists on Spotify from your phone or tablet.

We can also offer you the option for Karoake - simply bring a Karoake DVD and we have the speakers, screen and microphones all included in your hire price if you want to use them!

The bar has wireless speakers throughout and the bar staff can play your favourite play list from a device or stream it from Spotify to provide background music.

Yes - we have a speaker system that can play your preferred music in your ceremony.

The system can link via a headphone jack to a particular phone or tablet or we can work with you to set up a Spotify playlist for the music. We will play all the music for the ceremony for you - so you don't need to rely on one of your wedding party to control the music in a state of panic or having to stand awkwardly at the front or side.

Please note we have a strong speaker system to support music at the outside wedding space as well  - together with a PA system for readings.

Yes - we have a both a fixed PA system in the barn and portable PA system for elsewhere with a wireless microphones for your speeches - whether you wish to have them in the barn, the bar or even outside. This is all included in your hire.

Yes - in fact we have our own large dedicated internet cable into Brookfield Barn with guaranteed speeds, combined with an up to date WiFi network.  So your guests will have no problems uploading photos of your day as it happens!

Integrated into the barn and outside wedding area are HD webcams, and through our own dedicated internet line, we are able to offer you the option of web streaming your wedding ceremony and / or speeches live. Whether this is for overseas relatives who cannot make it, or allowing your evening guests to see your special moment, this is all included in the hire price.

Despite being in a rural location, we enjoy a strong Vodafone signal at Brookfield Barn. The other networks can be patchy - whether you see that as a good or bad thing ! We have our own dedicated internet cable so there is strong WiFi signal throughout.
